Problems We Solve
Failing Code Review
Code review challenges shouldn’t stop your project—our engineers develop solutions that meet AHJ requirements and preserve your design intent.
When Your Plans Don’t Pass Code Review
Unexpected code compliance issues in your drawings can instantly derail your permit timeline. Means of egress deficiencies, incorrect occupancy classifications, missing fire-resistance details, smoke control questions—whatever the comment, your permit is now stalled and the schedule is at risk.
A failed code review puts pressure on every part of the project. Redesign work begins, timelines slip, and stakeholders expect answers fast.
And in many cases, these issues could have been avoided with early fire protection engineering guidance.
Why Plans Fail Code Review
Code violations typically stem from these issues:
- Missing or incorrect life-safety details – Key fire protection elements—ratings, egress components, sprinkler criteria, or smoke control assumptions—are incomplete or incorrect.
- Incorrect occupancy or load conflicts – Misclassifying spaces or calculating occupant loads incorrectly triggers downstream conflicts in egress and fire protection requirements.
- Conflicting code strategies across disciplines – Architectural, mechanical, and fire protection drawings don’t align—for example, egress paths exceeding travel limits or openings shown in rated assemblies.
- Different code requirements – Complying with the fire code, but conflicting with the building code or vise versa
- Insufficient documentation or justification – AHJs can’t approve designs that lack a clear life safety narrative, required calculations, or code citations that support the chosen approach.
- Differences in code interpretation – Even compliant designs can receive comments if the AHJ interprets ambiguous provisions differently than the design team.
- Complex or atypical building conditions – Mixed-use configurations, high-hazard areas, large-volume spaces, labs, and industrial uses often require specialized fire protection engineering to satisfy code.
How Summit Fire Consulting Fixes Code Violations
We diagnose the root cause of code review comments and develop compliant solutions—fast. Our licensed fire protection engineers assess the issue, determine viable code paths, and prepare the technical documentation reviewers require to sign off.
What we deliver:
- Code violation assessment – We pinpoint what’s noncompliant, why the AHJ flagged it, and how to correct or justify the design.
- Alternative compliance solutions – When a prescriptive fix is costly or impractical, we develop performance-based solutions or equivalencies the AHJ will accept.
- Engineering calculations and documentation – Stamped drawings, fire modeling, egress analysis, or other technical documentation proving code compliance.
- Direct AHJ coordination – We communicate directly with fire marshals and plan reviewers to explain the approach, resolve questions, and gain approval.
- Fast turnaround – Our proprietary computing infrastructure and specialized expertise allows us to deliver results far above the industry average, because we know your project can’t wait.
We’ve resolved code violations for projects nationwide—from minor egress issues to major fire separation problems requiring performance-based solutions. Our experience with AHJs across hundreds of jurisdictions means we know how to present solutions code officials will accept.
